This is a marketing page for one vacation rental in Dunedin, Florida, run by Modern Coastal Properties. It has no accounts, no forms, no newsletter and no checkout. Every Check dates button on it opens the property's listing on Airbnb in a new tab.

Booking, messaging and payment all happen on Airbnb, not here. Anything you type into Airbnb — dates, messages, payment details — is collected and handled by Airbnb under Airbnb's own privacy policy, and we only ever see what Airbnb chooses to show a host.

What we measure

We measure how people use this page so we know which ads are worth paying for. The tools below are the whole list.

  • Google Analytics 4 — when enabled. Page views, how far down the page people scroll, and clicks on the buttons that lead to Airbnb. Standard technical information comes with that: approximate location from your IP address (city level, not an address), device type, browser, and the site or ad that referred you.
  • Google Ads conversion tracking — when enabled. Records that a click through to the Airbnb listing happened, and which ad produced it. To be exact about what that means: we count clicks, never bookings. Airbnb does not report booking outcomes back to us, so nothing on this site knows whether a stay was booked, when it was, or what it cost.
  • Microsoft Clarity — when enabled. Session analytics: aggregate heatmaps of where people click and scroll, plus anonymised recordings of page interaction, used to find broken or confusing parts of the page. Clarity masks text input by default, and there is no input on this page to mask.
  • Meta Pixel — when enabled. Lets us show ads on Facebook and Instagram to people who have visited this page, and reports back that a visit or a click to Airbnb happened.

All four are marked when enabled because each one is installed but stays switched off until its account identifier is added to the page. While that identifier is missing the tool does nothing: no request to Google, Microsoft or Meta is made from this page at all, and nothing is measured.

Cookies and consent

These tools set cookies and similar identifiers in your browser. The site uses Google Consent Mode v2 to decide whether they may:

  • European Economic Area, United Kingdom and Switzerland: advertising and analytics storage default to denied. Measurement there runs without cookies and without advertising identifiers. Microsoft Clarity and the Meta Pixel are not loaded.
  • Everywhere else: storage defaults to granted, and whichever of the tools above are enabled run normally.

There is no consent banner today because the site does not sell to, or advertise in, the regions that require one. If that changes, a banner will be added and this page will be updated with it.

What we do not do

  • No accounts, no sign-ups, no forms — there is nothing here to submit.
  • We never collect payment card details, government identification or any other sensitive personal information. Airbnb handles payment.
  • We do not sell your personal information, and we do not hand it to anyone to advertise their own business. No money is paid or received for it either way.
  • We do not buy data about you, and we do not combine what this page sees with information from other sources.
  • This site is not directed to children under 13, and we do not knowingly collect information from them.

One thing belongs here rather than in that list, because a list of things we do not do is the easiest place to leave a false impression: we do run retargeting. When the Meta Pixel and Google Ads tags are enabled, Google and Meta can show our own ads to people who have visited this page. Nothing is sold and nobody else gets to advertise to you off the back of it, but California law still calls that sharing for cross-context behavioural advertising, so we say it plainly instead of hiding behind the word sell. Your choices, below, is how you switch it off.

Who else is involved

Three kinds of company touch data because of this page: the analytics and advertising providers named above (Google, Microsoft, Meta), Airbnb once you click through, and Vercel, which hosts the page and keeps ordinary server logs — IP address, timestamp, requested file, browser — for security and reliability. Each handles that data under its own policy.

Your choices

You can block or delete cookies in your browser settings, and most browsers offer a private window that discards them on close. Google publishes a browser add-on that opts you out of Google Analytics across every site, and your ad preferences for Google and for Meta can be changed in those accounts' own settings — that is where retargeting is turned off, and it applies everywhere, not just here. Blocking any of it costs you nothing on this page — it works identically either way.

Changes, and how to reach us

If this page changes, the effective date at the top changes with it. For anything about this policy, about the property, or about information you believe we hold, message us through the Airbnb listing — it is the only channel we run, and it reaches the hosts directly.
